Pasco County buyers had greater negotiating influence in August 2026, while properly positioned homes attracted attention. Single-family closed sales increased sharply from August 2025, but the median sales price was lower and homes took slightly longer to sell. Townhouses and condos showed more supply and substantially longer market times.

What the Numbers Mean
August produced more single-family activity than one year earlier. Closed and pending sales rose, while the median sales price declined to $373,245, inventory increased, and cumulative days on market rose from 64 to 67 days.
Year-to-date figures add context: through August, single-family closed sales were up 1.2%, while the median price declined 2.2% to $374,500. One strong month does not prove a lasting change.
A Buyer's Market Rewards Accurate Pricing
Based on Preferred Homes' day-to-day local experience, we consider current conditions a buyer's market. Buyers generally have more time, more choices and more room to compare price, condition and terms. Conditions vary by neighborhood, price range, property type and home.
Homes are taking longer to sell than many sellers would like. Properties priced realistically from the start tend to generate more showings, stronger interest and more opportunities for offers. In our experience, they also tend to sell significantly faster than overpriced competitors.
Overpriced listings often sit while buyers choose better-positioned alternatives. Repeated or substantial reductions can weaken a listing's position. Buyers may see extended market time and reductions as signs the property is undesirable or the seller is more negotiable. That perception can invite offers below what a realistic launch price might have achieved.
This is our professional observation, not a promise or prediction; every property and transaction differs.
What Sellers Should Consider
The first days on the market matter. Pricing should reflect recent comparable sales, active competition, condition, location, improvements and current buyer behavior—not simply the highest nearby asking price. The goal is not to underprice, but to establish value before the listing becomes stale.
The countywide 98.2% list-price-received figure does not apply to every seller and excludes concessions or down-payment assistance.
What Buyers Should Consider
More inventory and longer market times can create opportunities, but extended market time does not automatically indicate a serious defect. It may reflect initial pricing, changing competition or a mismatch between condition and price. Buyers should assess the property, comparable sales, inspections, insurance considerations and terms—not days on market alone.
